This year is definitely keeping us busy! With the supply and demand of materials easing up, we have been able to get stuck into and finish a number of jobs for our Matchett Constructions clients all over Toowoomba. Newtown - we completed this beautiful home and it is now a 4 bedroom and two bathroom. This extension included new flooring, a full re-roof, rumpus room, a rear deck and a two car carport. Toowoomba City - Kirk Street is now complete! We worked with the clients to add a new kitchen, living, dining, and remodeled two bathrooms. The home received a fresh paint job, new flooring and new roofing. We are so happy with the final product and really enjoyed giving this home a modern makeover. Mount Lofty - the client was wanting a small renovation of the kitchen to give life into the home. We are heading back there to do the same to the bathroom. Mary Street - this renovation and extension is well and truly underway now and making great progress. We are adding a new kitchen, two decks (front and back) and remodeling two bathrooms. This house is on a hatchet block which shares a driveway with the house behind so we have had to adapt to working in tight spaces. Mort Estate - the house on Gowrie Street has definitely seen better days (being previously occupied by squatters). The new owner wants to renovate the entire interior and add an extension to include the kitchen and bathroom. Jobs we have coming up: Centenary Heights - Llewellyn Street is beginning to kick off with the organisation and planning underway. The owners have been so eager to start their extension that they have spent the last few months doing their own demolition! We love working with such pro-active and dedicated clients as it makes for a seamless process in transforming their house into the home of their dreams! Toowoomba City - Eton Street is one of our next projects which will see us add a new main bedroom, rumpus and deck to accommodate their extended family from Western Qld. Our previous blog was about understanding what a Heritage Overlay is. A Neighbourhood Character overlay is another requirement of your local council, if where you live falls into an area with this type of overlay. ๏ปฟ Toowoomba Regional Council states that Neighbourhood Character Overlay applies to areas in the Toowoomba Region that have a specific character due to their streetscapes and the consistency of the built form in the street. The houses in Neighbourhood Character areas are often set in a street environment that reinforces both the aesthetic value of the houses and their distinctive local character. Important local character values vary between areas covered by the overlay, but generally include predominantly low-set, often pre-World War II detached timber housing, mature street trees, established residential gardens and property trees, and bluestone kerbing. This classification has more freedom than the ‘Heritage Overlay’ in terms of your renovation/home extension proposal. With a Character Overlay, it is generally expected that you will need to keep the facade of the home in keeping with its original appearance, as closely as possible. Extensions carried out at the back of a property in a Character Overlay area have a bit more freedom, as long as the extension doesn’t impact on the overall view from the front of the house. As with a Heritage Overlay area, it is best to seek advice from Council if you are considering renovating or extending an older home before proceeding so that you know exactly what you can and can’t do. The heritage character of your property is likely what attracted you to your house in the first place, so it makes sense to preserve this character in the interests of future resale. A heritage overlay is applied to any heritage place that has been formally recognised on the heritage register or identified in local heritage studies. Queensland is home to many historical gems, from worker’s cottages to churches, Queenslanders and pre-federation houses. If a building is on the Queensland Heritage Register (Register) it is subject to development restrictions under the Queensland Heritage Act 1992 and the Queensland Heritage Regulation 2015. The result is that changes can be made to properties on the Register, providing those alterations do not diminish its heritage value. Many changes are regarded as development and in turn will require approval from the relevant Council and/or the Department of Environment and Heritage Protection (DEHP). If your property has particular characteristics, such as waterways, heritage character, locally significant vegetation or other constraints or features, an overlay may exist over your property. To understand what this means if you are proposing development on your property, it is recommended that you contact your local council. We have started the year off busier than ever with more clients asking us to make their renovation and extension dreams come true! This quarter has seen us complete and work on many different jobs with a number of clients asking for different work to be done. Pittsworth - we had the pleasure of working on an older farm house that needed releveling to then extend and renovate their existing bathrooms. We also added new windows throughout the house. Newtown - due to their extending family, these clients wanted a large extension and carport. We added an extra living area, bedroom and bathroom to make their house 4 bedroom, 2 bathroom. This extension included new flooring, a full re-roof, rumpus room, a rear deck and a two car carport. We are almost finished this extension so the family can enjoy their new home! Jellicoe Street - this client was wanting a new kitchen. We did the demolition work and we are working with Focus On Kitchens to complete this transformation. Newtown - We helped some of our Matchett Construction friends install a Narellan above pool and surrounded it with beautiful merbau decking and glass balustrade. Kirk Street - is our ongoing job at the moment, being a very large extension. It includes adding a new kitchen, living, dining, and remodelling two bathrooms. This also includes a full paint job, new flooring and new roofing. We can’t wait to see the final product of their well positioned home in the heart of Toowoomba’s city. As 2020 is all but a horrid memory now, there is new research uncovering the renovation trends that took shape across Australia over the course of the pandemic and are continuing through to 2021. The pandemic itself caused a lot of industries to either shut down completely or work from home, luckily the building industry was deemed essential and was allowed to continue under strict new safety protocols. In order to keep the building industry afloat during this time, the Federal Government granted Australians a $25,000 grant to boost the demand in construction and to keep workers employed until the 31st of December 2020, which has now been extended to the 14th of April 2021. This means that the grant has allowed many homeowners and families to build their dream homes, extend or finally be able to do their desired renovations. Although there has been challenges such as; the domino effect of material delays and shortages that have seen projects be pushed back for a consequential period of time, the grant has helped the building industry keep running and we are busier than ever helping home owners build their dreams! The industry trends that have erupted because of the pandemic are becoming more popular than ever to ensure that people are able to live and work in their homes comfortably and efficiently if the economical downturn and lockdowns continue.
